Elmore Roberts is a historic commercial and residential building with 60 units located in downtown Great Falls. The tenants living in Elmore Roberts all earn less than 50% of the Area Median Income. Through this program-related investment (PRI), we will support the acquisition, preservation, and rehabilitation of these affordable housing units. The renovations will include low VOC vinyl plank flooring, formaldehyde-free cabinets and counters, low VOC paint, and low flow plumbing fixtures, along with exterior improvements such as updated energy-rated windows, paint, roof replacement, and siding repair. The renovation will also enhance ADA accessibility. The project will carry a 51-year Land Use Restriction Agreement, which ensures long-term affordability. This PRI will leverage nearly $12 million, including $5 million in private loan funds, $5.6 million in Low-Income Housing Credits, more than $900,000 in historic tax credits, and an investment of $130,000 from the Great Falls Tax Increment Financing District which demonstrates strong local commitment to the project. Partners include NeighborWorks Great Falls and the City of Great Falls.
